Why Pressure Washing Your Driveway Isn’t Enough: What Michiana Homeowners Get Wrong About Concrete Cleaning

That oil drip your truck left all winter is still in your driveway, and a rental pressure washer is not going to pull it out. It is the middle of July. The yard looks great, the grill is out, the neighbors are coming over. And then there is the driveway: orange rust ring near the fence post, black algae creeping out of the shaded corner, dark grease stain where the truck always parks. You spent a full Saturday on it last spring. Faded a little. Still there.

That is not bad luck. High pressure blasts surface dirt off and leaves anything bonded into the concrete exactly where it was. We see this every week across Mishawaka, Elkhart, and the neighborhoods in between. Once you understand what is actually happening inside that slab, it makes complete sense why a rental machine cannot fix it.

What High Pressure Actually Does to Concrete

Concrete looks solid, but it is full of tiny pores. Those pores absorb whatever lands on them: motor oil, grease, rust, organic material. Over time that contamination works down into the slab, not just across the top.

A rental pressure washer typically runs between 1,500 and 2,500 PSI. That is enough to strip loose dirt, pollen, and light grime off the surface. The driveway looks better the moment you do it, and that is the trap. The oil that dripped from your truck all winter soaked in days after it hit the concrete. High pressure erodes the very top layer of the surface around the stain, but it cannot pull that oil back out. That is why some driveways look slightly rougher after repeated rental washer use.

The other problem is the stripe marks a wand leaves behind. When you move the wand at uneven speeds you get those dark and light bands across the slab. Our crew uses a surface cleaner, a spinning bar head that maintains constant, even pressure across the full surface. The result is uniform concrete, not a pattern of lines.

What Is Causing Each Stain on Your Driveway

Before you can clean something properly you have to know what it actually is. These are the three stain types we deal with most often across Mishawaka and Elkhart driveways.

Oil and Grease

Motor oil is hydrophobic. Water alone will never lift it, and high pressure just pushes it around. Breaking that bond requires a degreasing agent applied directly to the stain and given time to work before any water touches it. The chemistry emulsifies the oil, pulling it out of the pores so it can be rinsed away. Skip that step and you are rearranging the problem, not removing it.

Rust Stains

Orange rust rings show up for a few reasons. A fertilizer bag sitting on the concrete all winter. A metal patio chair left in the same spot for two seasons. And here in Michiana, iron in well water is a real factor for properties with well water irrigation. Every time the sprinkler hits the driveway, a little dissolved iron deposits on the surface. Over a few summers that adds up to an orange tint that looks permanent. Rust is an oxidation stain. It requires an oxalic acid based treatment to neutralize it. Pressure washing does nothing to rust because rust is not dirt.

Black Algae and Organic Growth

That black or dark green growth on the shaded side of the driveway, near the foundation or under a tree, is not just dirty concrete. It is a living organism. Algae and mildew embed themselves just below the surface of the slab. Blasting water at them removes what you can see on top, but the organism is still alive in the pores. Within weeks it comes back, often darker. Killing it requires a surfactant and a low concentration oxidizing agent that penetrates the surface and disrupts the organism at the root. Once it is dead, the clean holds significantly longer.

How Our Crew Actually Cleans a Driveway

We do not show up, point a wand at the concrete, and call it done. The process has a sequence, and the sequence matters.

For oil and grease stains, we apply a commercial degreaser directly to the stain and let it dwell. The dwell time is not optional. The chemistry needs several minutes in contact with the stain before it has done its job. Then the surface cleaner goes over the slab to rinse everything out uniformly.

For rust, we apply a dedicated rust treatment formulated with oxalic acid. It reacts with the iron oxide in the stain, converting and lifting it. This is an entirely different product from what we use on organic growth or oil. Using the wrong product on rust does nothing, which is why homeowners who attempt a DIY rust removal often report that nothing worked.

For algae and organic growth, we apply a surfactant solution that penetrates the surface and kills the organism below. The surface cleaner then removes the dead material. Because the organism is dead rather than just disturbed, regrowth is much slower.
