Roof Washing FAQ's
Generally speaking, it is recommended to have your roof cleaned at least once every two to three years. However, this can vary based on the climate and conditions of where you live. For instance, if you live in an area with a lot of rain or snow, you may need to increase the frequency of cleaning your roof. Additionally, if trees are close to your home, they may create more debris than normal which should be removed before it damages your roof. It is important to regularly inspect your roof for signs of wear and tear as well as any visible dirt or debris that needs removal. By keeping up with regular maintenance and cleaning, you can extend the life of your roof and help prevent costly repairs in the future. A good rule of thumb is when you start to notice black or dark streaks forming on your roof that is an indicator to get your roof washed.
As recommended by the Asphalt Roofing Manufactures Association we use a mixture of water, Sodium Hypochlorite (Bleach,) & a professional grade surfactant. This process allows the cleaning solution to stay on the roof longer and maximize its cleaning power. You never want to use high pressure water on your asphalt roof because it is likely to cause damage.
While using a power washer on a roof does not guarantee you will damage the roof the chances are extremely high. The high pressure will loosen and eliminate the granules the protect your roof, it can also force water under the shingles which can cause water damage or mold to build up.
Duration of Work: The average Roof Wash takes around 1-1.5 hours. This time varies greatly depending on the size and height of the roof, along with how many plants are around the house. We water all of the surrounding plants to minimize the risk of any overspray damaging any of the plants around your home.
Time Until The Roof Looks Clean: This is hard to give a generalized time because of the many unknown conditions of a roof. A roof with black streaks showing most likely will look new before we leave, while a roof with a lot of moss or algae built up can take much longer. A good rule of thumb is in severe cases it can take 4-6 weeks before all the moss detaches from the roof. When the moss or algae turns white or brown it has been effectively killed, but it takes some time for those roots to dry up and detach from your roof. If it has been over 4 weeks since your roof wash and you still see build up call us back and we can reassess to see if we need to give it a spot treatment.
The minimum price for a roof wash is $350 and goes up from there depending on the other factors. There are many factors that go into the price of Roof Washing. Some of those include the size of the roof, the height, the amount of organic build up, if a house has gutters, & the type of vegetation around the house.
